HDB resale volume crossed 2,500 for four consecutive months.

HDB resale volume remained strong with 2,506 flats sold in October, crossing the 2,500 mark for four consecutive months. The 1,959 flats sold in May remained the only month whereby resale volume fell below the 2,000 mark this year.

Resale volume dipped 0.6% in October, compared to 2,522 flats sold in September 2021. Comparing year on year, October volume of 2,506 is 3.3% higher than the 2,427 sold a year ago (Table A).

A total of 20 HDB flats sold above a million in October (Table B), bringing the year-to-date total to 194. Since the executive apartment at Mei Ling Street became the first million-dollar HDB transaction almost a decade ago in 2012, a total of 496 HDB flats have sold above one million.

The highest transacted price last month was $1.26 million for a 5-room DBSS flat at Natura Loft, Block 273B Bishan Street 24 (Level 22 to 24).

The streets with the most million-dollar flats sold (Table C) are Cantonment Road (Pinnacle @ Duxton), Bishan Street 24 (DBSS @ Natura Loft), and Lor 1A Toa Payoh (The Peak @ Toa Payoh).

Sengkang led October’s sales with 233 transactions, followed by Punggol with 221 transactions and Tampines with 200 transactions (Table D).

Four-room flats are again the most popular types, making up 40.3% with 1,011 flats sold. The next popular types are five-room and three-room flats constituting 27.1% and 23.6% with 680 and 592 flats sold respectively (Table E).
